The existing building is comprised of an original four-story, 19th Century row house along with two 20th Century rear additions. The building experienced a fire on its top floor in 2003 that caused substantial fire damage to the roof structure and water damage throughout. The building has been left vacant since that time.

The existing building is being totally renovated; however, efforts are being made to maintain and refurbish key historic interior elements, primarily in the main entrance lobby and foyer. The building will undergo complete mechanical, plumbing and electrical system replacement along with the addition of a new full building height interior grand stair case and elevator. An existing courtyard adjacent to the neighboring historic row house owned by the United Arab Emirates will be utilized for the addition housing the new grand stair and elevator. Partial underpinning of both the Malawi and United Arab Emirates foundations for the new elevator and foundations will be required.

New two-story, approximately 33,285 square foot addition which wraps around the southwest corner of the existing Tennis Building. The south wing of the addition contains a new enclosed swimming pool and the west wing contains new locker rooms, pro shop and fitness center.
